Your role:
You are responsible for the Real Estate portfolio in the China region. You are developing and implementing Real Estate strategies aligned with corporate goals, including site selection, footprint optimization and cost management. You are defining Real Estate site and utilization concepts in line with Merck’s Real Estate standards and derived from business strategies and respective demand. Internal stakeholder alignment and collaboration with business is a key task. You are closely collaborating with internal stakeholders like local Managing Directors and CFOs, regional Senior Management and Controlling and external partners (e.g., brokers, contractors). You are responsible for the transaction management in your region, which includes leasing, acquisition and disposition of all assets such as offices, labs, manufacturing sites and warehouses. Real Estate projects will be managed from inception to completion, ensuring they meet timelines and budgets. In addition, you are supporting the technical and lease CapEx planning and forecasting. You are compiling decision papers for executives as well as for investment committees and ensuring and coordinating interaction with other internal process partners.
Who you are:
- University master’s in real estate, architecture, engineering or business administration
- Min. 7 years of experience in Real Estate management, including leasing, property acquisition and asset management
- Proven track record of managing real estate portfolios and conducting market analysis
- In-depth understanding of the Chinese real estate market, including regulatory frameworks, market trends and economic factors influencing real estate.
- Cultural Awareness: Understanding of cultural nuances and business practices in China to effectively navigate the local market.
- Experienced in project management
- International business experience
- High degree of self-motivation
- Strategic, structured and result-oriented approach with a strong team focus
- Fluent written and spoken Chinese and English
